What do Home Inspectors look for?
Speaker 1 (00:00): Hey Gene Speaker 2 (00:01): What up? Speaker 1 (00:02): We’re going to talk home inspections today. Since you’ve done hundreds and millions of transactions Speaker 2 (00:09): And millions done millions of transactions, Speaker 1 (00:11): What do home inspectors even look for? Speaker 2 (00:15): Well, I guess it really, the real question is what type of home inspector? There’s different type of home inspections, so different home inspectors look for different things. There’s general home inspection that covers everything on the interior of the home and exterior of the home, such as all the mechanicals, electrical safety issues, plumbing, roof, foundation insulation, all that good stuff. Then you have your well and septic inspections, you have your wood destroying insect inspection, also known as your pest inspection. So different inspectors and different type of inspections all look for different things. It’s important to have an experienced agent who has a relationship with the home inspector, knows that they know what they’re doing and really making sure you have the right person inspecting your properties because there’s never a property where something isn’t found. Even on new construction homes, I’ve never had a clean home inspection. There’s always something that needs to be fixed, and it’s just really important that you hire a licensed and bonded home inspector that knows what they’re looking for, depending on the type of inspection you need. Speaker 1 (01:27): So you always say you would recommend a general inspection? Speaker 2 (01:31): 100%. Always recommend an inspection. I know it’s a very challenging time right now, and I know it’s super competitive, so a lot of people are submitting as is offers. I don’t suggest that. I suggest always to have a home inspection, even if it’s for informational purposes, so you know what’s going on with the property and you’re not asking for repairs. But this way you’re just prepared to what you’re going to get. Speaker 1 (01:53): Yep, and how much money you might have to put in. Speaker 2 (01:55): Because some of that Well, and septic costs..
